Half Year Stats

Continuing to monitor the average listing, sales and days on market (DOM) helps us understand the face of our market. 

Our Multiple Listing Service, Realmatrix, provides the stats for review.  As always, the caveat remains that some statistics aren’t as accurate due to  “dollar sales”. 

All information is based on January to May 25th data.  Since January, 135 houses in the Park have been listed.  Of that, 55 have sold with an average price of $321,321.  The City has listed 69 houses with 20 selling for an average of $372,670.  The Farms has listed 161 houses with 66 selling with an average sale price of $303,086 reported.  The Woods listed 207 houses with 97 selling at an average price of $228,286.   And the Shores listed 37 houses with 14 selling for an average of $366,429 reported.

(The Farms average list price was $657,523...quite a variance from the selling average of $303,086.  The Shores average list price was $913,597… a huge variance from the selling average of $366,429...probably several unreported or Dollar sales occurred).  

That brings the total of homes sold in the Pointes to 252.

We’re still experiencing a “Buyer’s Market” currently.  Many choices are available for the Buyer.  Sellers are anxious to see the “Seller’s Market” reappear...here we would see more houses sold for higher prices.  v
